Broker
one who buys and sells property for another for a fee
Broker-salesperson
a qualified broker who practices real estate in the position of a salesperson in another broker’s office

salesperson
a person who performs real estate activities while employed by or associated with a licensed real estate broker
salesperson licensed with a real estate referral company (SLWRERC)

What are the four classes of real estate licenses?
broker, salesperson, broker-salesperson, and SLWRERC
When does someone not need a real estate license to sell real estate?
- owners handling their own property as unrepresented sellers
- attorneys, executors, trustees, receivers, administrators, legal guardians (under order of a court)
- banks and trust companies
- insurance companies
What is an unlicensed assistant?
an assistant to realtors who CANNOT perform any activity involving clients or customers
What are license qualifications for salesperson or SLWRERC?
- be 18 years or older
- prove a high school education or its equivalent
- furnish evidence of good moral character (no criminal record)
- complete 75 hour prelicensing course
- disclose SSN for child support enforcement
- pass state examination
- be sponsored by a licensed real estate broker
What are the license qualifications to become a broker?
- all the same as salesperson
- have served three years full time as a licensed salesperson
successfully complete 150 hours of study
when are the experience requirements for a broker’s license waived?
- honorably discharged war veteran with service-connected wound/disability
- licensed broker from another state
- previously licensed broker in NJ within last five years
- taken equivalent courses in college
- NJ attorneys
- certain applicants who took prelicensing course in another state
How long do you have after completing the prelicensing course to apply for a real estate license?
within one year of the date the candidate successfully completed the course
Can nonresidents of NJ get a real estate license in NJ?
Yes, but they must qualify in the usual way and file irrevocable consent to service of process (consent to be sued in the state)
