The marketable title act
At least 10 states have marketable title act. In order to in make abstracts easier to repair and less prone to air claims past 40 years are cut off plus defects older than 40 years are disallowed.

Timeshare
Timeshare interest means a right to occupy fixed or variable accommodations during three or more separate fixed or variable time. Over a period of at least three years.

If water is not flowing, the owner is governed by Litoral rights and owner next to such a body of water is allowed to enjoy the water so long as he does nothing to alter the waters position by artificial means
