What are Consumer Protection Regulations and Business Protection Regulations (2008)?

A

CPRs - relate to consumer to business work, protecting against unfair business to consumer practices. Whilst BPRs relate to business to business work, protecting against unfair business to business practices.

CPR are applicable to all sales, lettings and online, agents must disclose all information regarding the property, agents have a duty of care to all parties and must not apply undue pressure. Key facts also include any omission can lead to a breach of regulations, full DD required for instructions and policed by trading standards

Can you market a property without an EPC?

A

Yes, if the building requires an EPC it must be commissioned with 7 days of marketing and procured within 28 days. Agents are responsible for this.

Some buildings are exempt and do not require an EPC.
