Design-Bid-Build
Construction Management-Advisor
Construction Manager (CM) works for the owner. Bids & levels subs, advises on budget, schedule and constructibility.
Design-Build
Design professionals & contractor are one in the same and hold one contract with owner
Stipulated-sum contracts (fixed-price contracts)
Contractors & owners agree on a price at the time of bidding, going over or under increases/decreases the contractor’s profit
Cost-plus-fee contracts (cost-plus)
contractor bills for direct expenses, subcontracts, labor, and material used, and receives a fixed percentage or fee for overhead and profit
can include target prices with or without incentive
Guaranteed Maximum price
contractor’s price not to be exceeded, can be combined with cost-plus contracts and savings can be shared or go to one party as the contract pre-determines
Unit Price contracts
contractors provide a per unit price
liquidated damages
fixed damages due if a project isnt completed on time
Pure CM
(construction management variation) owner holds all contracts with subs. Usually done with a fixed fee or fixed fee plus
Owner’s Agent
(construction management variation) CM holds contracts with subcontractors. Often done with a GMP
Bridge design build
Design build with the addition of another architect handling SD or concept design
Open Bidding
openly advertised bid process open to any contractor meeting basic requirements

Program manager
A person hired by the owner to manage a building program. Usually when the owner is inexperienced or understaffed. Act as an owners rep / consultant
Operating agreement
Documents used when forming an LLC to establish rules and guidelines for how the business will operate
