- The lowest bidder is usually awarded the contract.
- This method is suitable for straightforward projects with a clear scope and defined requirements.

A
- The client hires a contractor who takes on the design, planning, organisation and construction aspects of the project.
- This approach is useful for complex projects where the client wants a single point of responsibility and quicker project delivery.

What is Management Contracting procurement?
A
- The client hires a construction manager who provides consultancy services during the project’s design and construction phases.
- The construction manager works closely with the client, architect, and contractors to manage the project’s cost, time, and quality.

What is Partnering procurement?
A
Involves two or more organisations working together to achive specific mutual objectives and deliver continuous measurable improvements.

When should you use traditional procurement?
A
- If the client has had the design prepared or almost prepared.
- The client wishes to retain control over the design
- Cost certainty at the start is important
- The shortest overall programme is not the clients main priority

When should you use Design and Build procurement?
A
- Where there is a need to make an early start on site- can overlap design and construction.
- Where the client wishes to minimise their risk - not got respoonsibility for design.
- For technically complex projects - benefit from contractors expertise.
- Where the employer does not want to retain control over the design development.
