We hear that a lot… and guess what…. most people start by talking to lot’s of agents until they find one who clearly stands out…. (name)…. based on everything I’ve shown you…. do you believe I can find, negotiate and get you into your new home? Then put us to work!

My listing agent is giving me a point back if I buy a home through him. Will you do the same? If not, why should I use you?

A

Simple…. The listing agent is busy working to get that home sold…. We’ll be implementing our aggressive and proven marketing plan to work to find you a home…. besides…. our commission is paid by the seller.

Great, then it’s an excellent time to do some research together. We’ll have time to get to know each other and hone your wants and needs.

A

That’s a good question…. in our experience the only way that happens is if we are not in constant communication and open and honest about what’s important… does that make sense?

I understand, and honestly we hear that a lot. But let me ask you this, if the listing agent has met and spent time with the sellers in their home, and has an agency relationship in place and established, do you think they’re going to drop all that to get you a discount, or submit a low ball offer?

Hmmm….. We hear that often, but let me ask you, if you KNEW you could get the best price by working with a really REALLY good buyer broker, would you do it?

Why do we have to meet in your office.

A

(Name)… Do you know how many homes the typical Realtor sells in a year in Boulder County?…… 4! 4 Homes! Do you know how many the 4 of us sell here at the Bernardi Group? We’ll sell between 150 and 200 this year… I’m not trying to brag, but just explain enough to justify why we do things a little bit differently.

I can appreciate that… of course you realize this gives you the chance to gain much of the appreciation new homes often experience… does that make sense?

I can appreciate that… and the advantages of that is you are seeing the area in it’s most developed stages…. does that make sense? Or, would you be willing to pay more for a newer area?

I understand… many times we find the home we’ve always wanted in a neighborhood that’s not perfect… In this particular case, are you prepared to pay ($Thousands) more to find this home in a nicer area?

A

I understand. May I ask do your kids prefer to walk or ride the bus? Perfect! Let’s see what the distance is and see what’s better for them.

A

I hear what you’re saying… and yet … this home does offer you an opportunity to add your own personal touches, and earn some quick equity. Would it be better for you to pay a higher price for a more remodeled home or just re-do this one to meet your specific needs?

I agree… and let me ask you… what’s more important… the right size yard or the right home? Great! Obviously this size yard will be a lot less maintenance, right?

If too low:

(Name) we can submit that offer …. and we should expect a counter…. now…. do you absolutely want to buy this home?

A

If this house was perfect, what would be different? Would you be willing to make changes yourself? All we need to do now, is sign the contract.

A

You’re right, it’s important to get their approval… let me ask you…. will they be living with you, or making part of your monthly payment?

Then there are two ways to proceed, one, we make the offer contingent upon your uncle’s approval… or ….. two, surprise your uncle and show him the decision has already been made…. Which way should we go!?
