What is planning permission
A formal approval from a LPA before carrying out any development or change of use.
Where is PP not required
Certain forms of development come under permitted development where PP is not required.

Application process for full planning?
- Meet with client to understand their objectives
- conduct background research to gather supporting information.
- Prepare application
- Design and access
- Planning statement
- Application form
- Plans
- Elevations
- Pay the fee - Submit the application on the planning portal
- Wait for the application to be validated
- Public consultation
- Grant or refuse application.
Main PD rights
Class Q - Ag to residential
Class R - Ag to flex commercial use
Pt6 Class A - Ag Developments
Class Q conditions
Building must be part of an established ag unit.
Building must have been used for agriculture for at least 10 years
Max floor space of 1 dwelling = 150m2
Cumulative number of dwellings cannot exceed 10 or 1000m2
Class R Conditions
Must have been used for agriculture for at least 10 years
Cumulative floor space must not exceed 1000m2
If the floor are is over 150m2, prior approval must bee gained from the LPA
Pt6 Class A Conditions
Building must not exceed 1500m2
Max height 3m if within 3Km of an airport, otherwise max height 12m
Cannot be within 25m of a classified road
If the building is to be used for housing livestock, cannot be within 400m of a protected dwelling.
