the process by which specific neighbourhoods become dominated by student residential occupation
gentrification
Wealthier people moving into a deprived area attracting new businesses and pushing up house prices, often displacing local residents.

the social and environmental changes caused by large numbers of students living in particular areas of a town or city
Rebranding
when a place is re-developed and marketed so that it gains a new identity, attracting new investors and visitors. Involves re-imaging and regeneration.
re-imaging
the marketing of areas to counter negative perceptions and provide “post-industrial” functions.
Specific regeneration
long term process involving social, economic and physical action to reverse decline and create sustainable communities.
urban renewal
improving the existing buildings and landscape of an urban area
urban redevelopment
knocking down derelict buildings and buildings new ones (often on brownfield sites).
deindustrialisation
the mass closure of secondary industries leading to unemployment
