Q

Who do Heat Network Regulations apply to?

A

Any ‘heat supplier’

This could be a Landlord if there is communal heating IE

There is distribution of thermal energy (heat, steam, hot water, chilled liquids)

Thermal energy is used to provide hot water, heating or cooling

Building is occupied by more than one customer

A

Notify the Office for Product Safety and Standards (OPSS) and provide information including:

Location of communal heating, estimated capacity, how many dwellings are being supplied etc

This must be done every 4 years

Goal is to limit global warming to below 1.5 degrees celsius, compared to pre-industrial levels

Five-year cycle of increasingly ambitious climate change action carried out by contries

20
Q

What is net zero?

A

The UK government aims to reduce all direct emissions from public sector buildings by 50% and 75% by 2032 and 2037 respectively

21

22
Q

Examples of sustainable design features?

A

PV panels, heat pumps, LED lighting, rainwater harvesting and recycling, EV Charging Points, IBOS

23
Q

What is a carbon budget?

A

Places restriction on amount of greenhouse gases UK can emit over 5 year period

UK is first country to set legally binding budgets

24
Q

What is Infrastructure Act 2015?

A

Legislation for planning and infrastructure that targets transport, energy provision and significant infrastructure projects in the UK

Makes provisions to enable building regulations to provide for off-site carbon abatement measures

25
Q

What was the Non-Domestic Renewable Heat Incentive Scheme?

A

Government programme that provided financial incentives to increase uptake of renewable heat in businesses

Applications closed in March 2021

26
Q

29
Q

Where does MEES not apply?

A
  • Leases of 6 months or less, or 99 years or more

31
Q

What is the impact of MEES on Commercial Landlords?

A

From 1 April 2023, landlords will now be in breach of MEES duties if they continue to let a commercial property that has an EPC rating below E.

The risk if that if landlords do not improve their buildings EPC then they might be left with an obsolete asset.

32
Q

What are ‘cost effective’ energy improvements according to MEES?

A

“Cost-effective energy efficiency improvements are works to improve energy efficiency that will pay for themselves within seven years or less. The cost of the works must be less than the projected energy cost saving spread over seven years.

33
Q

What are the penalties for breaching MEES?

A

Where a commercial landlord continues to rent a sub-standard property a penalty notice could be served with fines issued up to £150,000.

The size of the fine will depend on the rateable value of the property and the length of the breach of MEES

34
Q

What is IBOS?

A

IBOS uses the latest IoT technology to provide a cloud-based platform to monitor, aggregate and analyse multiple data sets,

35
Q

What is IoT?

A

The term IoT, or Internet of Things, refers to the collective network of connected devices and the technology that facilitates communication between devices and the cloud, as well as between the devices themselves.

36
Q

Give me an example of where IBOS saved energy?

A

It identified that a fault in the boilers meant that they were running 24/7 though the Building Management System was instructing boilers to work within operating hours.

Helped to identify where energy was being consumed on vacant floors.

37
Q

What does IBOS stand for?

A

International Building Operation Standard (IBOS)

38
Q

How do you get a building BREEAM accredited ?

A

Reach out to a licensed BREEAM assessor or In-Use auditor.

The BREEAM In-Use auditor can also help you register your property for assessment and submit the evidence to BRE Global. This body will then examine the documents and, if satisfied, issue a certificate.

The certificate is valid for only one year but it can be renewed.

39
Q

What factors make up a BREEAM accreditation?

A

The scheme covers nine areas that can affect the sustainability and operational life of a building.

  1. Energy
  2. Water
  3. Materials
  4. Pollution
  5. Land Use and Ecology.
  6. Health and Well being
  7. Waste
  8. Transport
  9. Management
40
Q
  1. What’s the climate change levy?
A

Climate change levy from 2019 which is a tax on energy to non domestic users, renewable energy sources exempt

A

Committed industrialised countries to reducing their greenhouse gasses and emissions by personal targets. 1997. US did not join.

44
Q

How is an EPC rating given?

A

There would be a letter A-G (A being the best) and a number 1-150 (0-25 being an A), number will show you how close it is to being improved/less.

44
Q
  1. What are the EU emission targets?
A
