When the P’s claim is unrelated to the property. The property is not the subject of the litigation. The only role played by the property is to provide a basis for bringing the D into court

Sliding scale for minimum contact
A
A high level of activities will support jurisdiction even over claims unrelated to those activities. By contrast, a low level of activity will support personal jurisdiction, but only over claims related to that contact
