The subdivision and condominium buyer’s protective decree
shall mean a natural or a juridical person.
Person
shall include every disposition, or attempt to dispose, for a valuable consideration, of a subdivision lot, including the building and other improvements
Sale or sell
shall include any contract to buy, purchase, or otherwise acquire for a valuable consideration a subdivision lot
Buy and purchase
shall mean a tract or a parcel of land registered under Act No. 496 which is partitioned primarily for residential purposes into individual lots with or without improvements thereon, and offered to the public for sale, in cash or in installment terms.
Subdivision project
shall mean any of the lots, whether residential, commercial, industrial, or recreational, in a subdivision project.
Subdivision lot
shall mean a subdivision plan of a registered land wherein a street, passageway or open space is delineated on the plan.
Complex subdivision plan
shall mean the entire parcel of real property divided or to be divided primarily for residential purposes into condominium units, including all structures thereon.
Condominium project
shall mean a part of the condominium project intended for any type of independent use or ownership
Condominium unit
shall refer to the registered owner of the land subject of a subdivision or a condominium project.
Owner
shall mean the person who develops or improves the subdivision project or condominium project for and in behalf of the owner thereof.
Developer
shall mean any person directly engaged as principal in the business of buying, selling or exchanging real estate whether on a full-time or part- time basis.
Dealer
shall mean any person who, for commission or other compensation, undertakes to sell or negotiate the sale of a real estate belonging to another.
Broker
shall mean any person who, for commission or other compensation, undertakes to sell or negotiate the sale of a real estate belonging to another.
Salesman
shall mean the National Housing Authority.
Authority
shall mean the Housing and Land Use Regulatory Board.
Board
a parcel of land bounded on the sides by streets or alleys or pathways or other natural or man-made features, and occupied by or intended for buildings
Block
- a building, or group of buildings, used for office, businesses, professional services and other commercial enterprise organized, owned and maintained as a condominium.
Commercial condominium
means the entire project excepting all units separately granted, held or reserved.
Common areas
facilities or structures intended to serve common needs and for the benefit of the community such as schools, places of worship, hospitals,
Community facilities
shall mean an interest in real property consisting of a separate interest in a unit in a residential, industrial or commercial building and an undivided interest in common directly or indirectly,
Condominium
A building in which each individual unit is held in separate private ownership and all floor space, facilities and outdoor areas used in common by all tenants are owned, administered and maintained by a corporation created pursuant to the provisions of the appropriate statute.
Condominium

Condominium project
means a part of the condominium project intended for any type of independent use or ownership, including one or more floors (or part or parts of floors) in a building or buildings and such accessories as may be appended thereto.

Single attached
a dwelling unit containing 2 separate living units each of which is separated from another by a firewall and provided with independent access.
Duplex
dwelling units containing 3 or more living units designed in such a way that they a but each other and are separated from each other by a firewall each unit provided with independent access.
Rowhouse
any wall which subdivides a building so as to resist the spread of fire, by starting at the foundation and extending continuously through all storeys to, or above the roof.
Firewall
the side of a lot which abuts a street.
Frontage
a dwelling, or portion thereof, providing complete living facilities for one family,
Living unit
portion of a subdivision or any parcel of land intended as a unit for transfer or ownership for building development.
Lot
Refers to housing projects where prices of house and lot packages are within the suggested price ranges as determined through HUDCC resolution and falling under the standards prescribed in these rules.
Medium cost and open Market
shall refer to an area reserved exclusively for parks, playgrounds, recreational uses, schools, roads, places of worship, hospitals, health centers, barangay centers and other similar facilities and amenities.
