Rules regarding a manufactured house

A
  1. The housing must be legally classified as real estate (not personal property).
  2. At least 400 sq. ft. in gross living area (GLA)
  3. The towing hitch, wheels, and axles must be removed and the dwelling must assume the characteristics of site-built housing.
  4. A manufactured home must be attached to a permanent foundation system. The house cannot be moved after its final placement on site.
  5. Built on or after June 15, 1976. A manufactured home acceptable for most lending clients must be built in compliance with the Federal Manufactured Home Construction and Safety Standards that were established on June 15, 1976.
  6. The land on which the manufactured home is situated must be owned by the borrower in fee simple, unless the manufactured home is located in a cooperative or condominium project.
  7. A manufactured home must have a HUD Certification Seal affixed to the exterior and a HUD Data Plate on the inside, which has the identifying information of where the home was constructed
