Essential elements of a deal

Deed
A written document that when the property excited and delivered conveys tittle to land from the grantor to the grantee. This document is used only once and cannot be indoors or I think the praying my purpose of the D is to provide evidence of a change in title or transfer of interest in real property
Recording gives
Constructive notice of the contents of the documents
Actual notice
When a person knows of the existence of a fact this might be that an individual knows that there is someone in possession of a property who holds an unrecorded lien
Constructive notice
It’s given by recording of a deed or taking possession of the property
Priority of valid deed
Is determined by the owner who recorded the first valid deed unless that individual had either actual or constructive notice of the rights of others prior to recording the deed
A deed that is signed and delivered but not recorded is valid
Between the parties involved but invalid as to subsequent recorded interest without notice
