Q

The LEED rating system aims to promote a transformation of the construction industry though strategies designed to achieve seven goals:

A
  1. To reverse contribution to global climate change
  2. To enhance individual human health and well-being
  3. To protect and restore water resources
  4. To protect, enhance, and restore biodiversity and ecosystem services
  5. To promote sustainable and regenerative material resources cycles
  6. To build a greener economy
  7. To enhance social equity, environmental justice, community health, and quality life

Q

How can the public relations and marketing value of LEED benefit a project?

A

LEED projects have higher lease-up rates and higher property values than non-green buildings.

A lease-up rate for green buildings typically average 20% above average.

A recent study of the San Diego market showed that the overall vacancy rate for green buildings was 4% lower than for non-green properties—11.7%, compared to 15.7%—and that LEED-certified buildings continued to command the highest rents

Q

A project has achieved one pilot credit, has earned exemplary performance in three credits, and has used a strategy for innovation. How many points would this project earn?

A

Innovation earns up to 4 points. The example earned 1.

Pilot credits earn up to 4 points. The example earned 1.

Exemplary performance earns up to 2 points. The example achieved 3 credits, but 2 points is the maximum number that can be earned.

The maximum for the Innovation credit is 5 points.

One additional point can be earned for LEED AP.

Q

The design of a new five-story school includes plans for using stone from local quarries, a rainwater harvesting system, stacking the building program, solar thermal roof panels to heat hot water, and open grid paving.

What green building strategies will these design decisions contribute toward?

A

Stacking the building program is a design strategy used to reduce site disturbance and minimize the disruption to existing ecosystems and help earn SS Credi Site Development, Protect or Restore Habitat. Additional strategies for this credit include tuck-under parking and sharing facilities with neighbors.

Solar thermal solar panels absorb energy into a liquid medium (usually water) for later use as heat energy. Often the panels are used to heat water for use in the building and reduce energy consumption. (Photovoltaic solar panels convert sun energy into electricity, which can then be stored in batteries to be used later.) This strategy can help reduce overall energy use.

Rainwater harvesting can help with WE and Rainwater Management

Open grid paving helps with SS Credit Rainwater Management and to SS Credit Heat Island Reduction.

Stone from local quarries helps with Option 2 of the Building Product Disclosure and Optimization credits.

Q

A new church is pursuing LEED BD+C: New Construction. The facility will have soup kitchen to serve the community that includes a commercial dishwasher, ice machine, and combination oven. In addition to the fixtures and fittings, what else must be included in WE Prerequisite Indoor Water Use Reduction?

A

Ice machine
Healthcare, Retail, Schools, and Hospitality projects have additional requirements for water-consuming appliances, equipment, and processes. Dishwashers, food steamers, and combo ovens must meet the standards for appliances for those rating systems.

Since this was a BD+C: New Construction project, the only applicable appliance was the ice machine which must be ENERGY STAR.

Q

A project team member finds an issue not addressed in the LEED reference guide regarding indoor plumbing fixtures and submits a suggested approach to the credit during the standard LEED review process. What is true about this approach?

A

They will receive a determination in the review comments at the discretion of the reviewer assigned to the project.
When dealing with an issue not addressed in available LEED guidance material, project teams have the option of submitting a suggested approach during the standard LEED certification process. They will receive a determination in the review comments at the discretion of the reviewer assigned to the project.
