Due diligence fee : not refunded it buyer wishes to terminate contract. Any amount negotiated by buyer/ seller any amount. If buyer closes they get due diligence fee back.
Earnest Money deposit: Money to show interest in buying property.
will be refunded to buyer if cancels contract.
Offers to purchase contract: no financing contingency. Buyer come to closing to however they want.
