+ve impacts
better transport: £1 billion extension to northern line, 2 new tube stations, improvements to Vauxhall tube station
new homes: more than 18,000 new homes expected to be built
new jobs: 22000 new jobs created during construction phase. further 25000 jobs created as businesses occupy new developments
improved social infra: 2 new schools, approx 50 acres of new public space
-ve impacts
affordable housing: only 15% of new houses classified as ‘affordable’. asking rents risen 25% since 2 northern line stations opened in set 2021
resi segregation: residents of cheap affordable housing must use separate ‘poor door’ entrances, many complaints about broken plumbing, poor finishing and extortionate monopolistic energy contracts
luxury housing: Thames City, £3 billion complex of 300 luxury apartments in heart of Nine Elms, completed in 2023. 2 years since pre-sales started, only a third of apartments sold
social exclusion: residents of Patmore estate near battersea calling for social housing to be built as area ‘doesn’t feel like home’ anymore
