Class 1a
Single dwelling (detached
house; or one of a group of attached dwellings).
Class 1b
- Small Boarding / Guest house
- not exceeding 300 m2
- more than 12 persons
or
- 4 or more single dwellings located on one allotment and used for short-term holiday accommodation
Sole Occupancy Unit (SOU)
Space with an
exclusive use in a building.
- Apartments
- Self Contained Unit
- Shop
Class 3
Hotels/Motels
Common place of long term or transient living for a number of people.
Any residential building that is not Class 1, 2 or 4
Class 4
A sole dwelling within a non-residential building.
Example: caretaker’s residence in a storage facility
Class 5
Office
Class 6
Retail Shops
inc. restaurants, barbers, shops, etc…
Class 7a
Carparks
Class 7b
Storage or Display Warehouses
Class 8
Factory, Workshop or Laboratory
Class 9a
Hospitals (where treatment involve patients becoming unconscious or unable to move)

What is the only thing a Class 1 building can be on top of?
Private garage (class 10a)
What class is a GP’s office?
Class 5 generally or Class 9a if medical treatment takes place that leaves patients unconscious or unable to walk.
What class is a service station?
Class 6 if it is for the sale of fuel & goods.
Class 8 if it provides car servicing.
When can a portion of a building with a different purpose adopt the classification of another part of the building?
When it is no more than 10% of storey it is on (subject to some limitations)
ie. office within warehouse
Which building classes are in Volume Two of the NCC? (generally)
Class 1 and Class 10 buildings
