Why was evidence from the same area of the pitch given less weight?
803 was let at a rent of £100 ZA, however the agent informed me that this reflected that it was let with full fit out, it was also a restaurant unit so not as comparable given the size of the subject
845 was let at a rent reflecting £70 ZA, however agent informed me that the property was in poor condition, including water ingress
It was difficult for me to assess the impact of these on value and i therefore placed less weight on this evidence
