Type of maintenance that is regular, reoccurring upkeep that MUST be done.
Typically by employee or service contract.
On-going
Example: cleaning and cutting grass
Routine maintenance
Type of maintenance is periodic to avoid disruptive breakdowns and prolong useful life
Literature from manufacture is a resource
Example: rebuild pool pump with life expectancy of 8 years every 5 years.
Cleaning problem sewer line every month to avoid back ups.
Preventive maintenance
Maintenance that is the ability to respond to the unpredictable.
Key is to anticipate the possibilities and develop a plan. (Develop a disaster plan)
Example: sewer back ups, elevator failures, roof leaks, frozen pipes, securing abandon units
Emergency services maintenance
This type of maintenance is requested by owner, tenant, board, or recommended by contractor.
Identified during a site visit
Requested maintenance
This type of maintenance consists of replacing physical assets as they WEAR OUT or BREAK.
The basis of the reserve study and replacement fund budget.
May require adjustments to reserve study and replacement budget to do sooner or later than planned.
Reserve Replacement
A calendar or schedule that identifies what needs to be done during the year and how often.
