What is included in GIA?
- columns
- lift wells
- mezzanines with perminent access
- loading bays
What is excluded in GIA?
- cannopies
- fire escapes
- covered ways
What is included in NIA?
- atria with clear height above and entrence halls if not used in common areas
- notional lift lobies and notional fire coridors
- kitchens
- built in cupboreds ocuuping useable space
- ramps sloping areas and steps within useable areas
- areas occupied by heating grills
- areas occupied by skiriting and perimiter trunking
- areas occupied by non strucutral partititions occupied by sole occupancy
What is excluded in NIA?
- WC’s
- plan and lift rooms
- Stairwells
- Master and service cupboreds and service risers
- areas less than 1.5m head room
- cleaners rooms
- perminent circulation areas
- space occupied by a/c if renders space unusable or 0.25m or more into useable area
- areas with less than 0.25m between opposit walls
- take to dominent face unless elements of strucure render space unsusable
What is included in IMPS3?
- Perimiter measurments taken to internal dominent face
- space where there is head room of less than 1.5m
- araes occupied by columns
- araes occupied by window reveals (if window dominat face)
What is excluded in IPMS3?
shared facilities providing common facilities
- stairs
- lifts
- motor rooms
- WC’s
- Cleaners cupboreds
- plant rooms
What is the difference between IPMS3 and NIA?
In IPMS:
- perimiter measurments are taken to the internal dominent face
- no exclusions for height less than 1.5 m
- all columns included
- areas occupied by winow reveals are included when internal dominent face
- if multiple occupiers area taken to mid point of dividing walls
- covered galleries and balconies for exclusive use of tenant are measured and stated seperatly
What are the general principles of measurement and calculation in RICS Professional Statement?
- Provide a date for when measurements are undertaken
- State the measuring methodology accepted
- Provide reference and scale of any plans used
- State the conversion factor from metric/imperial and any rounding
- Retain record of RICS member responsible to verify the above
- Paragraph 1.2 states that members must advise clients on the benefits of using IMPS. However this is not always suitable to use so members must document reason for departure
- Paragraph 1.2 also states IPMS is mandatory for reporting of residential and office space
- Appendix A details acceptable tolerances
What are common scales?
- 1:50 room plan
- 1:100 building plan
- 1:1250 street plan
- 1: 2500 location plan
- 1:50000 road/walking map
What is a scale?
- A ratio of length in a drawing to the length of the real thing
Is IMPS3 mandatory?
- Yes – paragraph 1.2 states it is mandatory and that you should advise your clients on the benefits of its use. However, not always suitable so you must document the reasons for departure.
