You inspected an industrial unit in Cambridge, talk me through the method you used to measure this unit and any considerations you had to have whilst measuring? Were there any externals or car parking?

Answer 1

i measured the property on a GIA basis and measured through the internal partitions. I then had consideration to any externals such as land in exclusive occupation of this building.

Eaves is where the roof meets the walls.

5.00m was eaves height.

How did you treat the ancillary office in this?

Answer 4

I measured to GIA.
This space is ancillary to the warehouse.
Measured and noted on the floor plan. This place will be valued with an uplift to reflect higher quality of space.

What if it had a mezzanine?

Answer 5

Mezannine to be measured separately and clearly noted in plan.

Area under supported floor to be valued separately.

If area under mezz is under 1.5 this is also included in GIA.
