What is the difference between a goad plan and an OS plan?
A goad plan is copyrighted by OS but allows for editing of a buildings name. It also shows different levels, unlike an OS plan.
What would you include in an NIA measurement
- Atria with clear height above and entrance halls if not used in common
- Notional lift lobbies and fire corridors
- Kitchens
- Built in cupboards
- Ramps, slopping areas and steps within the useable space
- Areas occupied by ventilation and heating grilles
- Areas occupied by skirting and perimeter trunking
- Areas occupied by non structural walls
What would you exclude from an NIA?
- WCs
- Plant and lift rooms
- Stairwells
- Meter and service cupboards and risers
- Areas less than 1.5m in height
- Cleaner rooms
- Permanent circulation areas
- Space occupied by permanent and continuous a/c, heating or cooling apparatus if protrudes more than 0.25m into useable area or the space it occupies makes it substantially unusable.
- Areas substantially unusable w dimensions btw opposites faces of less than 0.25m
Measurements should be taken up to the glazing for full height glazing unless elements of the window structure render the space substantially unusable
What are the commonly used scales for plans?
1: 50 room plan
1: 100 building plan
1: 1250 street/ location
1: 2500 location
1: 50000 road map
What level of accuracy is expected in measuring?
Depending on building but code states between 1-10% but very dependent on measuring subject.
How would you measure land?
Check boundaries with OS plan prior to using Promap. Use trundle wheel.

Internal walls and partitions Columns stairwells lift wells vertical ducts Entrance halls Lift room and plant rooms Voids over stairwells Pavement vaults Garages Conserve stories
What would you exclude from GIA?
Perimeter wall thickness External projections External open sides balconies Canopies Greenhouses

1: 50 = Room Plan (1cm = 50cm)
1: 100 = Building Plan

How does GIA differ from NIA?
GIA is measured up to perimeter walls and includes structural partitions.
NIA measures usable area only.
Have you measured an office building? – How do you deal with radiators?
Depends – if intermittent include the space, continuous or more than 0.25m you take out.
