Q

What is the RICs professional statement: RICs property measurement January 2018 - (incorporating the international property measurement standards).

A

• New global led initiative to introduce ipms and avoid current inconsistent definitions of measurement in different countries

• RICs members should use IPMS and if IPMS is not used the reason must be stated

• must ensure that you take enough measurements to measure on IPMs 3 basis to ensure dual reporting

A
  1. Replaces references to the measurement of offices and residential properties in the RICs Code of measuring Practice 2015
  2. RICs intention is that it will become standard practice, but there is no date confirmed yet
  3. RICs must advise their clients about the benefits of IPMS

A
  1. Date when the measurement is taken
  2. State the measuring methodology
  3. Clearly document measurements and calculations made
  4. Members must promote IPMS, how we it is not always appropriate to use, you must document why you haven’t used it

16
Q

What is the net frontage?

A

The overall frontage of the shop like measured between the internal face of the external walls

17
Q

What are the commonly used scales?

A

Building plan 1:100

Street location plan: 1:1,250

18
Q

How do you ensure measurements are accurate?

A

• Measure to correct internal face - not tenant fit out

• ensure tools are accurate and calibrated

• measure off scaled plans

19
Q

What are the differences between IPMS 3 and NIA

A

• Perimeter measurements are to the internal dominant face

• no exclusions for areas under 1.5m

• all columns are included

20
Q

What is the definition of internal dominant face?

A

Inside finished surface comprising more than 50% of the floor to ceiling height for each IDF section. E.g if you have a window spanning the majority of the floor to ceiling height you measure from the surface of the window rather than the brickwork underneath

21
Q

When measuring a unit where it is fitted out with a full height partitioning of the unit, how can you estimate the actual build width of the shop?

A

• remove a ceiling tile or try to get behind the partitioning

• scale from floor plans

• take sufficient measuremrnts
