What is NIA? What is it used to measure? Inclusions and exclusions?

A

Net Internal Area – used for offices and shops.

Includes anything within the useable area – Atria with clear height and reception areas (if not common), kitchens, built in cupboards, ramps, non-structural walls, perimeter trunking

Excludes stairwells, areas less than 1.5m in height, common areas, toilets, unusable area (face to face dimension less than 25cm), plant room

A

Disto - quick easy to use, but may not be calibrated.
tape measure - exact, can take longer to measure. May not be long enough.
trundle wheel - can measure perimeters, not good for internal areas.

A

If building has already been measured, ensure previous measurement’s accuracy

A

depends on size of unit. Generally if taking check measurements it is 2/3%
