- Date when measurement undertaken.
- Measuring methodology adopted.

What is IPMS? Why introduced?
International Property Measurement Standards.
A single measurement system to avoid irregularities in measurement practices across different countries.
Would you ever not use IPMS?
Should the client choose not to follow IPMS, Code of Measuring Practice 2015 can continue to be used
What are the different bases of measurement?
NIA, GIA, GEA
What is NIA? What is it used to measure? Inclusions and exclusions?
Net Internal Area – used for offices and shops.
Includes anything within the useable area – Atria with clear height and reception areas (if not common), kitchens, built in cupboards, ramps, non-structural walls, perimeter trunking
Excludes stairwells, areas less than 1.5m in height, common areas, toilets, unusable area (face to face dimension less than 25cm), plant room
What is GIA? What is it used to measure? Inclusions and exclusions?
Gross Internal Area – used for industrial / retail warehousing.
Includes columns, lift wells, mezzanines, loading bays.
Excludes canopies, fire escapes.
Ancillary offices measured GIA.
What is GEA? What is it used to measure? Inclusions and exclusions?
Gross external area, used for council tax valuations and build cost estimates.
Includes everything in and includes the building envelope.
What experience do you have in measuring residential properties?
I have not measured residential properties however I am aware that you would measure them on an NIA basis.
What measuring tools have you used? What others are there?
Used a distometer, could also use a tape measure/rod
What are the benefits and limitations of different measuring tools?
Disto - quick easy to use, but may not be calibrated.
tape measure - exact, can take longer to measure. May not be long enough.
trundle wheel - can measure perimeters, not good for internal areas.
How do you ensure the accuracy of a distometer? What is the accuracy?
Measure a known distance.
accurate within 1.5mm up to 200m
how often serviced/calibrated?
serviced once a year by manufacturer.
What is IDF
The finished surface comprising of more than 50% of floor to ceiling height each wall section.
