Describe IPMS 1

A

Relates to the external extents of buildings and measures to any notional boundaries.

It is the sum of the areas on a floor-by-floor basis and measures to the outer perimeter of external construction features.

Doing so allows a user to compare the area of the building with all the associated build costs.

Includes:
Covered galleries
Balconies
Accessible roof terraces

Excludes:
Upper void levels of an atrium
Open external stairwells
Patios and decks
Refuse areas
External parking

Describe IPMS 2

A

Measures the interior of an office building and includes all areas available for direct use.

It measures to the Internal Dominant Face (IDF) rather than the internal face of the perimeter walls.

Includes:
Covered galleries and balconies
Accessible roof terraces

Excludes:
Open light wells and upper level voids of an atrium
Patios and decks
External parking
Equipment yards
Refuse areas.
