Explaining Zoning for Retail ?

A

Zoning is a standard method of measuring retail premises to calculate and compare their value.

Shop or retail premises are divided into a number of zones each of a depth of 9.14 meters.

Zone A closest to the window is most valuable with the value decreasing with distance from the frontage:

Zone B is the next, then Zone C until the entire depth of the retail area is allocated to a zone - anything after Zone C is usually defined as the remainder.

What are the differences between NIA and IMPS3?

A
  1. Measurements should now be taken to what is known as the ‘internal dominant face’ (the area within each vertical section [wall] that makes up the perimeter of the building/unit). This can include inside the window recess (to include inside glazing), as long as the glazing is 50% or more of the floor to ceiling height.
  2. Colum’s are included within the measurement (previously excluded)
  3. When a floor is multi let. The measurements are taken from the middle of the parting wall.
