What depth is each section when measuring using ITZA, and how many sections can be used?
6.1m, Zones A-D (D includes all remaining areas).

Name some factors which you exclude from the GIA to find the NIA? - Offices
Common Areas, Areas under 1.5m, External Balconies, Internal Structural Walls, half the area of a wall with an adjacent tenant.
Where would you find 9.1m zoning?
Super prime retail locations such as: Oxford and Bond Street and Scotland.
What is a return frontage and how would you deal with it in a valuation?
Corner locations, zone from one side and add 10% to length of the zones.
What is IPMS? What are the differences between 3a, b and c.
"IPMS 1: Similar to GEA IPMS 2: Similar to GIA IPMS 3a: GIA in exclusive areas IPMS 3b: GEA in exclusive areas IPMS 3c: NIA or effective floor area in exclusive use."
What is the difference between IPMS 3 and NIA?
IPMS 3 includes usable floor (previously NIA) and limited floor area (but stated separately).
IPMS 3 includes internal walls and columns.
What would you use for insurance costs? (reinstatement costs)
It would depend on the property and source of cost information. GIA for commercial buildings using BCIS (Building Cost Information Services).
Is the Code of Measuring Practice mandatory?
No but should only deviate with good reason.
How do you treat a notional lift lobby in NIA?
Notional lift lobbies and notional fire corridors are included in NIA, as per the Code of measuring
practice 2015
What is the allowance or error in measurement?
1-10% depending on the property type
Why do we use Zoning? Explain how you calculate zones?
Zoning reflects the valuable floor area in a retail unit, where frontage and shape effects trade.
What scale plans do you use for Land Registry Compliant plans?
1:1250
What is the difference between NIA and GIA? When might you use NIA? Or GIA?
NIA, internal area, excluding structural walls, communal areas, areas under 1.5m etc.. GIA includes all space within the external walls.
Depending on the purpose of your inspection, how might the measurement approach differ?
Which measurement type to adopt depends on the asset being inspected and the assumptions/special assumptions to be made.
What are the differences between NIA for doctors surgeries and NIA?
GP NIA includes:
Pram areas, baby changing, other ancillary accommodation for the benefit of parents.
additional protected areas provided as a result of the more stringent means of escape and fire regulations as applied to surgery premises
Exclusive patient WCs (considering staff minimum WC requirements)
Necessary additional circulation space
Facilities for the secure storage of clinical waste
Additional cleaners’ rooms required for infection control
Shower rooms.
