Include:
- Customer toilet
Exclude:
- Staff toilet
- Columns
How would you measure a retail unit fitted out with full height partitioning?
- Remove a ceiling tile
- Try and get behind the partitioning (spot any gaps / holes)
- Inspect the building or first floor to see actual built width
- Scale from floor plans (having undertaken some on site check measurements)
- Take sufficient on-site measurements to calculate ITZA measurements
What necessary measurements did you take to calculate ITZA?
- NIA
- Measure 6.1 metres back from frontage
- Zone A typically represents the most desirable and prominent area – to 6.1 metres back
Take precise measurements of each Zone A, Zone B, Zone C, Zone D and ancillary
Why use Zone A?
Compares properties on a like for like basis – given retail units are so often configured so differently and difficult to compare on just a psf basis
How did you calculate the Zone A provision?
6.1 metres back from front of unit is zona A – A/1
Zone B is next 6.1 meters back – A/2
Zone C is next 6.1 metres back – A/4
Ancillary is A/20
Why did you measure on an ITZA basis?
Market did from speaking with agents and comps were measured on ITZA
What is shop depth?
The measurement from the notional display window to the rear of the retail area including the thickness of the display window
