What advice did you give to the landlord in regards the lease renewal?

A

That it would not be a good idea to serve a section 25 notice during at the start of the pandemic.

Waited until their was more positive market sentiment, in March 2020 a roadmap had be planned out, with vaccines being distributed

Had just found rental evidence showing a uplift was merited. Suggested serving a S25 friendly with the termination dated as 6 months later in September and interim rent notice.

Currently negotiating the rent, lease terms agreed in line with former lease.

What advice did you give the landlord or the restaurant in Kensington?

A

That the wide user clause allows us to value the unit as a retail unit and from looking at the comparable evidence it was clear that this value was much higher.

Quoted slightly higher than my opinion of value for negotiation purposes.

Eventually documented rent slightly higher than market rent valuation, client was happy.
