What do you know about the restricted activities and functions regulations? Give examples of restricted activities and functions)
The restricted activities and functions regulations essentially states the functions of the Local Authority, HRB regulator and Approved Inspectors.
Sending inital notices, plans certificates, final certificates, amendment notices to the local authority
Sending a cancellation notice
Plan checking
Carrying out site inspections at the relevant stages
Give examples of restricted activities and functions for local authority

Gives the powers for Approved Inspectors to carry out Building Control work as long as the initial notice is valid and in force.
Explain Regulation 9 of the AI regs
Approved Inspectors should not have any professional or financial interest in the work they supervise unless it is minor work. The regulation provides examples of professional/financial interests such as being responsible for the design or construction or if your partner has an interest in the project.

What is Regulation 13 of the AI regs?

A build over agreement or self certification scheme must be agreed and completed with the local sewerage undertaker.
Severn Trent request an existing and proposed layout of the drainage to their drains.
Once agreed, a CCTV survey is carried out before and after the construction. Alternatively, the sewer drains can be upgraded to plastic and a CCTV survey is carried out afterwards.
They also have guidance of drains nearby foundations.

The person carrying out the work must provide the relevant info of the buildings ventilation system to the client or landlord within 5 days. This would include the maintenance requirements

Charging points for electrical vehicles.
The number of associated parking spaces which have access to electric vehicle charge points must be—
(a) the total number of associated parking spaces, where there are fewer associated parking spaces than there are dwellings contained in the residential building; or

Why are the Approved Documents and British Standards used?
Schedule 1 of the Building Regulations references the Approved Docs. The British Standards are referenced throughout the Approved Documents such as ADB Section 1 in relation to smoke alarm systems
