What is the penalty for not having a valid EPC?
A
Maximum of 12.5% of the Rateable Value of the building.
(Minimum £500 and maximum £5k)

What are the latest regulations- April 1st 2023
A
MEES 2015 stated that there must be a minimum EPC Rating of E from 1st April 2018 for new leases (F&G unlettable)
This is extended to all existing commercial leases from 1st April 2023

What are exemptions to EPC?
A
Religious buildings, buildings where alterations would decrease value by 5%, buildings where alterations have been refused by a third party e.g council
Tenancy is less than 6 months or over 99 years
