Level 1& 2 Sus Questions Flashcards
What are the RICS 3 Pillars of Sustainability
Economic, Environmental, Social
What is BR Part L?
Conservation of fuel and power - energy efficiency requirements
Can you tell me what the two volumes of Part L relate to?
Volume 1 - Dwellings
Volume 2 Buildings and other Dwellings
Part L was updated recently, can you please tell me when and what was changed?
On June 15 2022 Part L was updated with the mandate to improve the current minimum standard for carbon emissions reduction for new homes by 31% - this was previously just 6%, so the increase is a significant one.
New non-domestic builds need to produce at least 27% less.
U Values need improving - min values for doors, windows, rooflights improved from 1.6 to 1.4
What does BREEAM stand for?
Building Research Establishment Environmental Assessment Method
How is BREEAM scored?
30% pass
40% good
55% very good
70% excellent
85% outstanding
Can you give me some example credits you would expect
Management - 12%
Health & Wellbeing - 15%
Energy - 19%
Transport - 8%
Water - 6%
Materials - 12.5%
Waste - 7.5%
Land Use & Ecology - 10%
Pollution - 10%
Having an approporiate skilled team member appointed to monitor building commissioning
Evidence encouraging construction site managed in an environmentally sound manner
Life cycle cost analysis
Building efficiency
Users sufficient access to sunlight
Ultimately why do Clients want to achieve high BREEAM scores?
building longevity
running costs
reputation reasons
carbon agenda
rental reasons
Do you any other sustainability performance methods other than BREEAM?
LEED
Passivhaus
HQM
Can you tell me what EPC’s are?
Energy performance certificates
tells you how efficient your property is from A to G
First and foremost, the purpose of an EPC is to show the energy efficiency of a building in a clear, transparent and universal way. This means that potential buyers and tenants can see exactly how energy efficient the building is, in turn getting an idea of the property’s energy use and potential costs of living there.
You talk about the sustainable initiatives on Lemon Tree House, PVs, EV Chargers, what can you tell me about the capital cost of these items vs the operational costs?
Higher capital expenditure generally - lowers operational costs generally
What is GGBS (Ground Granulated Blast Furnace Slag)?
cementitious material whose main use is in concrete and is a by-product from the blast-furnaces used to make iron.
When minimizing the amount of concrete in upper floor/suspended slab constructions, are there any other methods other than say reducing the cement mix content?
Post Tensioned/Pretensioned Slab
Thinner slabs, less concrete, strengthened with tensioning the rebar
precast concrete slabs
composite metal decking
What is pre tensioned and post tensioned slabs?
In Pre-tensioning, steel wires are tensioned before concrete is placed and hardened.
In Post-tensioning, steel wires are stretched out once the concrete is settled and hardened.
What might you advise your clients are the disadvantages of the many sustainable concrete options?
Slow to cure
more labour and time to mix
more expensive
availability
strength and durability
