Downtown plan
A downtown plan is a type of “specific area plan.” A downtown plan identifies development goals that are specific to the needs of downtown area. Typically the downtown plan includes development and redevelopment goals. Downtown plans incorporate many of the same components of other types of specific area plans, including:
Land Use: Identify existing commercial, industrial, governmental, parking, and residential land uses.
Development Needs: Identify existing businesses and economic activities. This may include the redevelopment potential of specific pieces of land and streets.
Streetscape: Describe the existing downtown streetscape and changes that are needed to the streetscape.
Transportation: Describe current traffic engineering issues. This can include traffic and parking conditions and needs.
Growth and Revitalization Strategies: This includes identifying how to revitalize the downtown including public improvements, policies, and physical improvements.
