Injunction
Action of the court that requires the current violation to cease (like a warning)
Enabling acts
Provides the legal basis for the local cities and counties to develop long-range plans for growth
Setback
The distance from a front or interior property line to the point where a structure can be located
Police power
The right of government to make and pass reasonable rules and regulations to promote and protect public health
Master plan
New zoning ordinances implement the plan
Zoning ordinance
The zoning map - divides the community into various designated districts
The zoning text - specifics about what can be put in each zone
PUDs
Creates a neighborhood of cluster housing and supporting business establishments
Exclusive use zoning
Only a specific use
Cumulative use zoning
More protected or higher category uses
Not as strict
Nonconforming use
Property in a specified zoning area that does not follow the code for that area
Illegal use
A use that is contrary to the existing ordinance at the time the use is instituted
Can be stopped by injunction
Amendments
An actual change in the zoning code itself
Variance
A permitted deviation from specific requirements of the existing zoning ordinance
Generally granted if the deviation is not substantial and would impose a undue hardship on the property owner
Special use permit
Much easier to obtain than a variance because it is already provided for in the code
Overlay district
A zoning device that overlaps one zoning area to another
Historic preservation zoning

Aesthetic zoning
Zoning to make things look pretty
Spot zoning
When a small zone within a zone has deviating regulation from the zone it is in
Cluster zoning
Allows for a variety of densities within that zone
Buffer zones
Transitional spaces between two separate types of land uses
Often used for noise control or privacy

A form of long range planning
Subdivision regulations
Local governments regulate the creation of subdivisions within their particular jurisdictions.
Protects purchasers of property as well as taxpayers when a new subdivision is built
Building codes
Provide a control of land use for the protection of the public
Certificate of occupancy (CO)
Permits the occupation of the structure by tenants or by an owner
