Construction Drawings
define physical relationships bt materials, products, and systems. Sizes, quantities, and configurations are shown on drawings
Specifications
compliment drawings. express requirements regarding quality, methods and techniques of installation, and desired performance
Clarity of Construction Drawings
essential that CDs clearly delineate the scope of work required for the project. Include a limit line shown on the survey, point of connection for utilities, existing to remain or be removed. Include equipment or other items furnished by owner noted NIC - not in contract
Project Manual
contains technical information as well as other documents related to legal and procedural requirements
bidding docs, applicable contract forms, docs that relate to equal employment opportunity and wage requirements
Technical Specifications
(divisions 1-16) are prepared by the architect and consultants as a part of their basic services, while most other documents are prepared by the owner and the owner’s representatives. the architect or CM assembles these docs into a project manual
CSI Master format
Division has a fixed name and number. Section describes the basic unit of work, such as a specific product or piece of equipment and its installation. The divisions, sections, and articles and arrangement of drawings shall NOT control the contractor in subdividing the work to subcontractors (A-201)
3 parts of CSI Master format
General : deals with the coverage or scope of a section; describes related work, definitions, quality control, submittal, and guarantees/warranties .
Materials : lists and describes the materials, products, and equipment to be used
Execution : details the manner in which products and materials will be installed and work performed
Types of Technical Specs (5)
Proprietary, Performance, Reference, Descriptive, Cash Allowance
Proprietary Specs
call for desired materials, products, and systems by their trade names and model numbers. easy to prepare and relay on commercially available products - described in detail by manufacture.
Closed specs require a particular brand or trade name and there can be no subsitutions. (not allowed on publically funded projects)
Open specs - named several (usually 3) acceptable materials, products or systems, and contractor can pick.
Contractor to provide product cut sheets to architect for evaluation
Performance Specs
define products or systems by describing desired end results that are performance oriented. Must explicitly define testing method. Appropriate for new or unusual products
Reference Specs
Refer to quality standards established by recognised testing authorities or the federal gov’t. typically usued in conjunction with other specs.
Descriptive Specs
most detailed; describe components of products, arrangement and assembly, physical/chemical properties, arrangement and relationship of other parts, etc.
Cash Allowance Specs
used in lieu of specifying a particular portion of work; architect directs bidders to set aside money to be applied to the construction work. ie. hardware and carpeting are often done this way. includes owner furnished and contractor installed. Should include installation methods, dollar amount of allowance, methods of measuring costs to be applied against allowable amount
Effect of Multiple Prime Contracts
when multiple primes are used, spec sections may have to be written for individual construction trades; each with own agreement, gen conditions, and gen requirements documents
Total Quality Management (TQM)
incorporates quality control and quality assurance, but also includes all aspects of service to achieve the goal of consumer satisfaction
