Introduction Flashcards
Design-Bid-Build
Architect is hired to produce drawings. Architect designs for a specific budget and contractor agrees to build for a specified price. Design and construction are two separate phases.
Design/Build
Design and construction offered from a single source. Architect works directly for the contractor.
Construction Manager
Oversees all aspects of the project from design to construction close-out, including hiring of architect, consultants, and builder.
Fast-Track
A project scheduling scenario where construction begins before the design is completed.
Cradle-To-Grave
A way to evaluate the environmental impact go a martial, taking all phases of life from resource extraction to disposal).
Embodied Energy
Total amount of energy consumption associate with a material throughout its lifecycle.
LEED
Leadership in Energy and Environmental Design. The LEED checklist allows for the designers and builders to track of the sustainability of a building’s design.
Occupancy Group
Groups defined for building use - Assembly (public theaters, lecture halls, etc…), Business (banks, offices), Educational (K-12 Schools), Factory-Industrial (Moderately flammable industries), High Hazard (Toxic, Flammable, Explosive), Institutional (Hospitals), Mercantile (stores, markets), Residential (apartments, dorms, hotels), Storage, Utility (greenhouses, sheds, agriculture)
Construction Type
Type I - Most Fire-Proof (High Rise Buildings)
Non-combustible concrete, masonry, protected steel
Type 2 - Midrise and Fire Resistant
Walls and roof are non-combustible
Type 3 - Ordinary Construction
Non combustable walls, combustible roof and floor
Type 4 - Heavy Timber
Combustable/non-combustible
Type 5 - Residential. Low-rise buildings.
Combustable, light-wood frame
Fire Resistance Rating
Maximum amount of time that a structure can stand when exposed to fire. Measured in hours. Max 4.
ADA
Americans With Disabilities Act. Makes accessibility to public buildings a civil right for everyone. Regulates entrances, stairs, doors, toilets, etc…
IBC
International Building Code. First unified building code in the US.
ASTM
American Society for Testing and Materials. Specifications for materials and methods for construction.
CSI
Construction Specifications Institute. Developed a way to organize information about construction materials. Masterformat split into 50 primary divisions.
Specifications
Specifications in North America form part of the contract documents that accompany and govern the construction of a building.
OSHA
Occupational Safety and Health Act
Hotel Winecoff Fire
The Hotel Winecoff fire claimed 119 lives, on December 7, 1946. It remains the deadliest hotel fire in US history.
What are the two types of foundations?
Short and Deep.
What are the 4 ingredients of concrete?
Aggregates, Portland Cement, Water, Admixtures.
Who produces shop drawings for a construction project?
Fabricators
Integrated Project Delivery
based upon a high level of information sharing and data transfer among members of the project team (architect, consultants, builder). Building Information Modeling (BIM) plays a central role.
Zoning
local ordinances that dictate what can be built where (and next to what), how large it may be, how tall, setbacks from streets and other buildings, parking requirements, transportation adjacencies, and sometimes building materials.
Give an example of form based zoning.

Building Codes
“The intent of a building code is to protect public health and safety by setting a MINIMUM standard of construction quality.”
