s1(2) LPA 1925
legal easement, rentcharges, legal mortgage, statutory charges, rights of entry
Legal interests in land must be created by deed
s52(1) LPA
In registered land, interest must be registered to be legal - s27(2) LRA; failure to register may result in equitable interest
Assignment of interest in land
Must comply with s52 LPA.
If transfer deed fails for want of formalities, interest may be transferred in equity if it complies with s2 LPMPA and is capable of SP
s62 LPA
implies that transfer of the estate includes all interests appertaining to that land unless a contrary intention is expressed

- person creating interest only holds equitable estate

Rights of pre-emption
In registered land, right of pre-emption is an interest from the time the right is created
s115 LRA
In unregistered land, right of pre-emption doesn’t create interest until owner decides to sell
