A
I adopted a discount on the rate per sq ft to reflect the poor configuration and decrease of potential leisure demand.
Could make the rental value decrease due to the discount.

How did you identify is was penetrating damp?
A
Visible mould on the internal walls and windowsills

What is penetrating damp?
A
When water penetrates external brickwork above the damp course and transfers to the internal walls

How does penetrating damp differ from rising damp?
A
Rising damp usually stops around 1.5m above ground level and is caused by water from the ground rising through the walls/floor of a property
