To understand the current condition of the building and what needed to be rectified due to lack of maintenance.

I used floor plan, using the room references to make notes on my iPad, also collecting photos to support the written information.

Executive summary, building overview, break down of external and internal building elements - issues were categorised using a RAG system for severity and action timeframe.

Rectification of roof leak causing penetrating damp internally, I recommended a drone survey was undertaken to identify defects on the roof that could not be seen from the ground floor. This item was highlighted as critical as it was causing further damage internally and posed a risk to the electrical installation.

Completing a comprehensive survey of the roof overing, I recommended that a drone survey was to be undertaken to provide an accurate idea on condition without having to work at heigh or install access equipment to a 7 story building.

Ensuring the survey complied with the RICS practice information on drones and compliance. Checking the surveys licence, weather condition, area of flight and RAMS.

Privacy GDPR, weather conditions do not always permit flight.

Lone working, however I was accompanied by another surveyor. Risks associated with disused facilities, swimming pools etc.

Upon initial inspection due to visual condition, presumed age and client information I recommend this would assist in recommending replacement requirements and associated costs.

The M&E survey recommended replacement of the ventilation system as it was past its serviceable life.

Within the report I referenced the appended M&E condition survey, the QS provided cost estimates for the recommendations provided.

Following the completion of the survey, I worked with a QS to put together budget costs for reinstatement. This utilised information from the BCIS and previous project cost data.
What is another way that you can determine a contractor progress?
Looking at a contractors application for payment against their cash flow forecast provided at the commencement.
