A new client calls you up and says they are considering taking out a 10 year lease on a building what surveys would you recommend they have?
A
- It depends on the lease and how the lease deal with service charge.
- If the lease is Internal Repair Only and the service charge is capped at an acceptable level then I would recommend a schedule of condition to append to the lease to limit their repairing liability
- If the service charge is not capped or the lease if Full Repairing and Insuring then I would recommend that they undertake a pre acquisition survey to understand the full extent of my client’s liability

You are contacted regarding a new potential project, outline the equipment that you would take with you for your initial site survey?

- Pen and paper
- Disto
- PPE (hard hat and safety boots)
- I would also see if historical information on the site is available such as plans, leases
