In respect of inspections, what is the function of agreeing terms of the engagement with the client?
To agree what is or is not to be inspected
If you discover a tenant has altered the property you are inspecting, something you were unaware of. What do you do?
Record the works, enquire as to where they were done and consider the lease and relevant documents subsequently
How can a failing cavity walk ties cause a structural problem to a property?
It can reduce the load support to the external wall from the internal wall
What do cracks caused by subsidence usually look like?
Larger at the top and narrow as they go down
Why is it important to take notes on site inspections?
Because RICS requires a paper trail and it is sensible to add on file so future readers can be informed
