What are the differences between Valuation, Property Management and Agency inspections?

A

Valuation
- Looking for characteristics that are going to impact the value of the property, statutory compliance, location, specification, condition of the property, tenure and defects

Property Management
- If occupied – lease compliance, statutory compliance, state of the building, repair requirements, user and details of occupier
- If unoccupied – Statutory compliance, security, repairs required, risk of vandalism

Agency
- Statutory compliance, marketability, services, condition, repairs and flexibility of the accommodation

  • Identifity previous use classes

A
  • Prior to an inspection, I ensure to arrange access through my client. Once access is confirmed I update my outlook diary and let my colleagues know of my whereabouts and timings.
  • I requested asbestos register (if needed) and relevant health and safety documents
  • On site, I sign in with the site or store manager.
  • I inspect externally/surrounding area.
  • I inspect internally
  • I sign out with the site manager
