How may types of inspection are there?
3 types of inspection.
Valuation (valuation purposes) , Property Management (policing the lease) and Agency (marketability issues).
What are the differences between Valuation, Property Management and Agency inspections?
Valuation
- Looking for characteristics that are going to impact the value of the property, statutory compliance, location, specification, condition of the property, tenure and defects
Property Management
- If occupied – lease compliance, statutory compliance, state of the building, repair requirements, user and details of occupier
- If unoccupied – Statutory compliance, security, repairs required, risk of vandalism
Agency
- Statutory compliance, marketability, services, condition, repairs and flexibility of the accommodation
What are the principles set out in Surveying Safely, 2018?
Sets out basic best practice principles for the management of Health and Safety for RICS members and firms.
What due diligence do you undertake before carrying out an inspection?
- Request a copy of the asbestos register from the client (if vacant), as well as any health and safety documents.
- Identifity previous use classes
- If let, request lease and relevant documentation
- Understand the location of the property
What is a safe person concept?
Each individual assumes individual responsibility of their own, their colleagues and others’ health and safety whilst at work.

- When you are visiting a construction site
- When there are work happening on site
- When inspecting roofs
How would you undertake an inspection with regards to Surveying Safely 2018?
I would take responsibility of my own, my colleagues and others’ health and safety whilst on site.
I would have regard to the guidance on visiting sites and premises.
How would you check if a building is listed?
Look at the National Heritage List on Historic England.
Please can you talk me through an inspection?
- Prior to an inspection, I ensure to arrange access through my client. Once access is confirmed I update my outlook diary and let my colleagues know of my whereabouts and timings.
- I requested asbestos register (if needed) and relevant health and safety documents
- On site, I sign in with the site or store manager.
- I inspect externally/surrounding area.
- I inspect internally
- I sign out with the site manager
