Explain how you ensure your personal safety on site?

A

I conduct due diligence in regard to the site and its locality, I put a calendar invite in my outlook which I invite my line manager to then they know what times I’m expected to be on site, I also ring them when I’m finished. When inspection on my own I carry a lone worker device for emergencies. I also get in touch with any site manager or vendor to ensure that I’m wearing sufficient PPE and if there is any risks that I should be aware of.

Explain how you ensure the security of your personal possessions on site?

A

I only take essential personal possessions with me, my car does not have any valuables left in it but I leave it pointing towards the exit and locked. My other personal possessions are kept on me at all times, I have a checklist of all tools that I take on site and then I can check them off when I return to my car.

Tell me about how you ensure good health and safety practices whilst on site.

A

I make contact with the site manager/vendor beforehand to clarify if there’s any known about issues and ask them what PPE they think is necessary. I follow the RICS surveying safely guidance.

Tell me about when you have used PPE on an inspection.

A

I inspected an agricultural premises and wore Steel toe-capped boots, a hi-vis vest and a hard hat.

Tell me about specific precautions you would take when inspecting a dilapidated property.

A

I would try to retrieve any up to date photos of the subject property to try to establish the degree of dilapidation. I would wear sufficient PPE, if necessary I would arrange for a drone to inspect the property internally which would reduce risk.

A

Asbestos

What would you do if you suspected asbestos existed on a site inspection?

A

Before the inspection I would check if the site had an asbestos register. If I suspected it on site I would flag it up with the client and the site manager/owner/vendor. It should be referred to an asbestos surveyor who could take a sample of it to be tested.

What would you do if you encountered an aggressive dog on site?

A

If I was already on the site and not separated by a fence I would speak in a friendly voice to the dog and back off slowly, I would not turn my back on the dog.

If it was on site in an area I needed to inspect I would ask the vendor or site manager to move it safely.

What precautions do you take if inspecting a new build property?

A

I would call the site manager to check if construction is still occurring on the site. If so I would wear extra PPE such as a high-vis vest a hard hat and steel toecaps.
