RICS Regulated firms must ensure they provide:

How to address fire safety
What does a safe person mean?
An individual assumes individual behavioural responsibility for their own, their colleagues and others health and safety at work.
What does the guidance note say on visiting premises and sites
- Tell someone where you are going and when leaving the site
- Wear appropriate protective clothing such as high vis, protective footwear, hard hat, goggles, gloves and ear defender
- Sing in and out of a construction site
- consider whether safe to inspect alone and observe special lone working arrangements
- Check dated tag if going on scaffolding
- wear non-slip shoes/boots going up ladders
- emphasis is placed on members having correct occupational practises in place
What does the Health and Safety at Work Act (1974) set out?
Sets out that ‘Duty is owed to every employer to ensure so far as reasonably predictable, the health and safety of all employees’
The act is policed and enforced by the Health and Safety Executive
Must undertake regular risk assessments and report injuries and dangerous occurances

The penalties for breaching the Health and Safety at Work Act (1974) are:
- Fines
- Imprisonment
- Disqualification an individual convicted of a health and safety offence in connection with the management of a company
Is it a criminal offence to breach the H&S at Work Act 1974?
Yes it is a criminal offence to breach the Health and Safety at Work Act 1974
If you do not comply with a regulation relevant to your work, you’ll normally be committing a criminal offence and could:
- get verbal or written advice
- get an improvement or prohibition notice (PDF)
- be prosecuted

When was Surveying Safely last updated?
RICS Guidance Note on Surveying Safely was last updated 1st February 2019 this was to provide further guidance on lone/sole working and introduce the ‘safe person concept’
What is the PPE at work Regulations 2022
Extends the employers duty to ensure provision of appropriate PPE for employers and contractors, to include even those in casual employment.
This could include cleaning, security and construction work.
What is a risk assessment?
A risk assessment is a systematic examination of risks associated with tasks, examining the likeliness they will occur and the impact they will have
Statutory requirement for all companies employing 5 or more people
How would you carry out a risk assessment?
Identify hazards and risks
Identify the people at risk to the hazard/risk
Identify the likelihood of the hazard/risk taking place
Report findings and advise those affected
Review regularly (minimum once a year)
What is a method statement?
This a document that details the way a work task or process is to be completed and prior approved.
it should outline the hazards involved and include a step by step guide on how to do the job safely.
What is public liability insurance>?
Covers claims made against your business by clients, contractors, or members of the public for accidental injury or damage to their property.
A copy of the contractors apublic liability insurance is also needed before works is commenced
When 9do you need a written health and safety policy document and what must it contain?
Required for employers with 5 or more employees
it must contain the following:
- A policy setting out the organisations commitment to h &s
- details of the organisations h&s structure with roles and responsibility
- a risk assessment setting out the risks within the workplace and measures in place
- Details of the planning, implementation of the h&s policy.

What is a RIDDOR?
Reporting of injuries, diseases and dangerous occurrences regulations
Puts duties on employers, the self-employed and people in control of work premises (the Responsible Person) to report certain serious workplace accidents, occupational diseases and specified dangerous occurrences (near misses)
Whats the date with RIDDOR?
trigger date for reporting injuries is over 7 days incapacitation
such injury must be reported to HSE within 15 days from accident
all employers must keep a record of all 3-day plus injuries
Must keep an accident book which is kept for min 3 years after an accident or injury
