Explain your understanding of the term HSE?
▪ HSE stands for the Health & Safety Executive
▪ The HSE is the UK national authority for managing work related health, safety and
illness issues
▪ They act in the public interest to reduce work related injuries and incidents
▪ Their aim is to protect people’s health and safety by ensuring that risks are properly managed
▪ They also support businesses to change and adapt in order to remain compliant with occupational health and safety legislation
What four (H&S related) things must regulated firms provide?
- A safe working environment
- Safe work equipment
- Safe systems of work
- Competent staff
Name some of the key requirements of the Health & Safety at Work Act 1974
Duty of care to all employees
Policed by the HSE
Report all injuries and dangerous occurrences
Record and regularly review risk assessment
Hazard = anything with potential to cause harm
Risk = probability/likelihood of someone being harmed

When was asbestos used in UK buildings?
Asbestos started being used in the late 1800s - its dangers weren’t well reported until the 1970s and it wasn’t until 1999 that all forms of asbestos were banned in the UK.

Explain your understanding of the Fire Safety Act 2021
- Created to amend the Fire Safety Order 2005
- Has received Royal Ascent
- Set out clarification as to who is accountable for reducing the risk of fires – the duty-holder/building owner for multi-occupied, residential buildings.
- They must manage the risk of fire for:
- The structure and external walls of the building (e.g. cladding, balconies and windows)
- Entrance doors to individual flats that open into communal areas
- The fire risk assessment for a building/premises will therefore be required to cover both of these two areas.
What is ‘RIDDOR’ and what does it require?

- Requires that serious injuries or dangerous occurrences (near misses) are reported to the HSE.
- Any staff that remain absent from work for more than seven days because of an injury sustained at work must be reported to HSE via RIDDOR

Name three critical checks that should be undertaken from a H&S perspective when appointing contractors.
Prior to appointing a contractor, you must always ensure they have adequate H&S knowledge. Three checks:
- Memberships / professional trade body (e.g. Construction Skills Certification Scheme)
- Insurance
- References
Also always ensure adequate permits to work are issued.
What considerations should be made in relation to tenant’s contractors (from a H&S perspective)

- If impacting common areas, the building manager must have oversight and minimise disruption
- Site rules must be followed
