Talk me through the steps of your Goose Farm example?

  1. Inspect for a reinstatement claim
  2. Called to arrange access, asking if livestock in field and whether there were any issues, confirmed no.
  3. Put time in my diary, W3W and land parcel number so people at work could identify.
  4. Took PPE and turned on stay safe app, had charged phone with charger in car and water bottle as hot day.
  5. Arrived, signed in at farm office. Checked no issues with me entering.
  6. Entered field, took photos, left ensuring gate was closed.
  7. Signed out.
  8. Checked in with colleague before leaving.

Can you talk me through your example of uneven ground in Mayfair?

A
  1. Needed to arrange access for a court hearing
  2. Property owner couldn’t provide access for the day of the court hearing and court hearing couldn’t be moved
  3. Arranged that I would meet with asset manager prior to get access instructions and then pick up the keys and provide access myself during the court hearing.
  4. Walked past the property the week before, was on the market and people had been shown round
  5. Took site boots just in case
  6. When I got there, the unit had been boarded up and it was very dark
  7. Asset manager asked me to stay back whilst he turned on the lights
  8. Light switch in a cupboard in middle of unit
  9. very dark still in parts
  10. large step down towards front of unit which had scaffolding boards partially hiding it. Trip hazards with cables etc.
  11. I explained I didn’t think it was very safe to have 5+ people coming in due to scaffolding boards etc and trip hazards, he explained the property was no longer on the market and that they were going to be refurbishing.
  12. I left immediately and discussed with my line manager
  13. Explained I didn’t feel competent to provide access to over 5 people - didn’t think I could control where people went and couldn’t remain vigilant
  14. Didn’t feel comfortable digging around in an electricity cupboard in the dark.
  15. Discussed with the legal team, they confirmed that access wasn’t of paramount concern as access couldn’t be provided for all comparables on the tour and so it would be fair to conduct external inspects of all only.
