Tell me about the RICS Surveying Safely 2018 NOT 2011?
It sets out good practice principles for the management of health and safety:-
RICS regulated firms must provide a safe working environment, equipment, systems of work and competent staff.
It defines a safe person as – each individual is responsible for their own, their colleagues and other health and safety whilst at work.

What is a risk assessment
A legal requirement for organisations if they employ more than 5 staff to carry out documented health and safety risk assessments of all their significant hazards.

What are then FIVE steps of a risk assessment?
- Identify hazards present
- Identify people at risk from the hazards e.g. employees, contractors, visitors
- Evaluate the risk, considering the likelihood and severity of any accidents. Existing controls in place should be identified and evaluated
- Record the findings on a suitable form
- Review the risk assessment regularly
What is a method statement?
- Document that details the way a work task or process is to be completed
- Outlines the hazards involved and a step by step guide on how to do the job safely
- Details the control measures introduced to ensure the safety of anyone who is affected by the task or process
Tell me about the Control of Asbestos Regulations 2012 NOT 2006?
Noncompliance is a criminal offence
2 separate obligations for the ‘duty holder’ and ‘employer’
Duty holder is the owner of the premises if vacant or a tenant if holding a repairing lease.
Duty holder MUST undertake risk assessment and is obliged to manage the risk, record and review.
3 types of asbestos, blue, brown and white – all illegal in the UK

How would you manage asbestos?
Two types of surveys
Management survey – to located and assess it and advice on its management during normal occupation
Refurb/demolition survey – Samples of materials suspected containing asbestos are taken and analysed. Recommendations are made regarding the management.
The duty holder must undertake a risk assessment. An asbestos register must be produced and regularly review it (6 months HSE)
**All works must be carried out by a licensed contractor
What is a ‘safe person’ as defined in RICS surveying safely?

What do you know about the fire safety order 2005?
Applies to all non-domestic properties in England and Wales
The ‘responsible person’ is the employer or occupier who controls the property or owner if vacant
The use of combustible cladding on res buildings over 18 meters tall was banned in 2018.
Must be fire precautions in place following risk assessment
Good record keeping – risk assessment, fire policy & fire procedures and staff training
Regular review of assessments required and recorded
Reasonable fire precaution measures included fire detection and warning alarm system, fire-fighting equipment, safe exit routes, a persona emergency evacuation plan, emergency lighting, fire exit doors, and signage

- Employer is to ensure the safety of employees at work

The occupier of a building owes a duty of care to all its visitors.

What must the duty holder do?
- assess if the premises has asbestos and where it is
- Assess the risk and produce a plan on how to manage
- Produce an asbestos register and make it available
- Review the register regularly (6 months)
