Explain how you ensure your personal safety on site?
When going on site I make sure to bring the correct PPE for my inspection. For example when inspecting a unit where active works where being done I ensure to bring and wear the correct PPE such as high vis, steel toe capped shoes, and hard hat.
Explain how you ensure the security of your personal possessions on site?
By leaving all essentials either at the office or home or locked securely in my car.
Tell me about how you ensure good health & safety practices whilst on site.
I conduct risk assessments when I’m on site, I look for potential hazards and implement appropriate measures to control them. I make sure that I receive a site induction and familiarise myself with emergency procedures, first aid facilities, and site rules.
Tell me about when you have used PPE on an inspection.
When I inspected a cinema that was being refurbished there was active building works, because of this I brought with me steel toed capped shoes, high vis, hard hat. I also made sure that someone was accompanying me at all times in the areas designated as active works to ensure my safety.
What would you do if you suspected asbestos existed on a site inspection?
I would make a note of this and ensure that I don’t disturb it because undisturbed asbestos poses no risk. I would also make sure that this gets added to our asbestos management plan and register and ensure everyone else that maybe liable to disturb it is aware of it.
Tell me about any specific precautions you would take when inspecting a dilapidated property.
I would bring with me the correct PPE, I would also check the structural integrity by looking at the exterior. I would look for things like leaning walls or large cracks. I would also be alert for hazardous materials such as asbestos and if I think it may have asbestos I would not disturb it.
What hazardous materials have you come across in your work?
I have come across a pool of water near the entrance of a vacant unit I use to manage in Exeter.
What PPE was required to wear?
As the unit was vacant I made sure to bring a high vis and steel toe capped shoes.

I considered the risk and likelihood that the spilled water can cause to me or anyone else that will come into the unit.

What tools and equipment were needed and why?
I either could have just placed a wet floor sign to warn others of the water but instead I went ahead with just wiping it down to eliminate the risk all together.

Why did you need to sign in and out of the logbook?
There was no active works happening at the time so I didn’t need to sign in and out of a log book.
