my employer’s h&s policy is making sure there is an emergency fire exit and nothing blocks the way
we would also run a fire drill twice every year

Surveying Safely talks about

- I will always do a due diligence check on all information that I can gather for example, property type , asbestos register, flooding etc

- What is asbestos?
Asbestos is an insulating material which will cause lund cancer
it appears in white, blue or brown colours, fluffy like appeaance, normally can be seen on the roof and inside cavity walls
if it is untouched, no problem, touched, it will release toxic fibres which can cause lung cancer
it is banned on 1999 in UK for white, others banned in 1985

Control of Asbestos Regulations 2012.
- What do you understand by the Control of Asbestos Regulations 2012?
- It is a criminal offence if fail to comply
- There are two separate obligations to the duty holder and employer; duty holder is person who occupies the building, if vacant, it will be the owner
- duty holder has to carry out risk assessment and asbestos register must be produced and updated
Extra: H&S offences act 2008 can fine up to max £20k and 12 month prison

The duty holder is a person who occupied the biulding ; responsible for managing asbestos risks in buildings.
- How does asbestos cause lung damage?
asbestos if touched will release toxic fibre like substances , once breathe in, it will stuck in the lung, over many years, it can cause difficulty in breathing
- What are the two types of asbestos survey?
- Management survey and
- refurbishment/demolition surveys.

Banned in the UK in 1999. for white, 1985 for blue and brown

Chrysotile (white asbestos) is the most common type.

No, steel-toed boots conduct electricity and increase risk.

- LOLER 1998 covers safe lifting equipment use.

- Lifts must be inspected every 6 or 12 months.

Occupiers liability Act 1957, stated that a common duty of care is imposed to lawful visitors; occupiers and landlord are responsible for lawful visitor’s safety
Wheat v Lacon & Co Ltd, where a guest in a pub owned by the defendant fell down from a staircase because there is no lights and died; occupiers are liable (both owner and manager)
Trespassers are covered by Occupiers’ Liability act 1984
- What changes were brought in by the Personal Protective Equipment at Work (Amendment) Regulations 2022?
The 2022 amendments extend PPE rules to all workers, including contractors and those in temperorary employment contract.

- Tagging scaffolding shows it has been inspected and is safe to use.
- Explain how you ensure your personal safety on site.
I always make sure that before going to inspection I checked our company’s lone working policy if I am going alone
for this case, my supervisor is with me so all good, and then I made sure I did a due diligence check on the property to see if there is any asbestos registered , flooding history, contamination history recorded on the governement website to determine the risk of the site and make sure it is safe to visit.
once i made sure the inspection site is safe to visit, i will prepare suitable personal protective equipment to the inspection site for example,,,,

I will make sure that I keep my phone and wallet with me all the time, avoid leaving items unattended.

I will Follow H&S policies, make sure that I have my PPE on, and report hazards if I found any.
- Tell me about when you have used PPE on an inspection.
During the BTR inspection at Kew Bridge, because it is still a live constructionsite, I have prepare PPE includes helmets, gloves, high-vis vests, and steel toe cap boots. And I always make sure that i check the expiry date on the helmet based on the label and the steel toe cap boot provide ankle supports and hard sole.
- What would you do if you suspected asbestos existed on a site inspection?
I will take a picture, report it to the client and advise an asbestos surveyor to come over to check it. From my understanding , there are 2 types of asbestos survey, one is management survey, another one is demolition survey. Management survey means no sample will be taken while providing advice on the management of the asbestos , normally taken while there is occupiers in the building
demolition survey means samples will be taken for analysis, recommendation will be provided to manage the asbestos. normally done while there is a refurbishment of demolition on the building
- Tell me about any specific precautions you would take when inspecting a dilapidated property.
I will Check for structural instability, asbestos, and other risks through researching the building history before inspection; and during inspection I will be aware of any creaking or crumbling noise , cracks on the wall and dampness
- What hazardous materials have you come across in your work?
I havent came across with any hazardouse material, but I know there are Asbestos and lead paint;
the use of asbestos will cause lung cancer if breathe in if it is touched, and lead paint could cause damage in brain development if breathe in
- What are the main principles of your company’s lone working policy?
my company’s lone working policy is if I am working alone, I need to let my supervisor know where I am going, who I am meeting with, what time. I will also have a safety code with my supervisor so they will know I am in danger if I send them the safety code
- Why do you include addresses in your calendar when inspecting?
To make sure it is documented for health and safety reason
- Are you aware of any RICS guidance on lone working?
Yes, in the latest Surveying safely 2022, it included the lone working policy under personal responsibolities
