Land use-
Is regulated by dividing the land into:

Controls density or the ratio of land area to structure area
Non conforming properties-
Can continue until sold or destroyed
Variance
May be granted when would make a hardship, and is not detrimental to zoning
Special purpose property use conditional use permit
Library or church
Special study zones-
High risk flood or geological areas
Performance standards
Regulate air, noise, h2o pollution
Police power
Right for government to regulate for the purpose of health, safety, and welfare to public
Eminent domain
Right of gov to take property for public use and pay compensation

Is right of gov. To charge owner of real estate a fee to raise funds to meet public needs
